This is an early prototype of the game Prey by 3D Realms, from November of 1995.
You can either pass a map name as the argument when launching it, i.e. 'prey demo4', or once launched via 'prey', press TAB to open the console and then type 'load demo4'.
You'll also notice several demos are available (DMO files) which can be played by using the 'play <demoname>' command.
You can use W to change the display mode - it defaults to wireframe mode. L will enable auto-leveling. X will strafe left and C will strafe right. A and Z will go up or down. And as mentioned, TAB will open the console.

Pressing "G" turns the gravity on and off.
The prompt "gravity on" and "gravity off" appears in the console.
It will cause gravity to pull you down to ... the floor if you are not actively flying in the air.
Pressing "F" shows a prompt that says "time = " and then a number. The number seems to change at random and I'm not sure the significance of it. The only number I could make appear were "4545.454545", "3125.000000", and "2941.176471".
Flying around, I could get the prototype to crash and exit out of the program. Not sure what causes it as the crash screen is closed and no log is created as far as I could tell.
Running all 3 available demo files played them really fast as my machine is much faster than what they were probably recorded on.
I was running this on a 2007 Dell XPS M1710 running Windows XP Professional SP2.

(nVIDIA GeForce Go 7900 GS @ 256MB)

Works in DOSbox. Set cycles to a couple hundred thousand.
The only BSP is demo4, so load the game with "prey demo4"
Once ingame, press tab to get the ... console, then "play mark", "play mark2" or "play test" to play demos within that level. Press tab again to hide the console.
By default, mipmapping is on. In wireframe mode you will see a set of red lines circling the world, about ten "feet" forward from your position, representing where the fullres texture switches to the half res; another set 20 "feet" forward shows the next level of mipmaps.
In the console, do "set mipmap false" to disable it. This will make the game look much worse but cleans up the wireframe mode.
"set shading false" to turn off lighting, making the world much easier to see.
"set blockshading false" does something unclear to the lighting, making the world incomprehensible.
"set span false" appears to turn off texture rendering, leaving you with the skybox.
"set volumerender true" draws what I believe is a box indicating which "volume" you occupy within the BSP system.
"set cellvis false" will turn off culling, making the game render the entire world at once instead of trying to skip rendering areas you can't see (which is buggy in this version anyway.)
I can't determine what "precision" or the two video options do.
